Texas 86th Legislative Session
The 86th Texas Legislative Session began on January 8, 2019 and concluded on May 27, 2019. There is a lot on the agenda that will be implemented in the coming months. At Better World Properties LLC, our team has been legislative advocates for the multifamily industry for decades. We continue to be the proactive eyes and ears for our apartment owners and investors.
The 86th Legislative Session Wrap Up highlighted a collaborative effort between government and industry. The 250+ attendees at the luncheon were given a glimpse of the workings behind the closed doors at the capital in Austin. Speaker of the House Dennis Bonnen met with Texas Governor Greg Abbott and Lieutenant Governor Dan Patrick before the 86th Legislative Session and agreed to provide unified leadership, and leave haggling at the door and out of the media.
What’s The Big Deal about Brazoria County?
Confidence in Brazoria County is high. Billions of dollars in new capital improvements are underway. The business climate is unified and strong. This is good news for Brazoria County and great news for the multifamily industry.
Brazoria County is currently one of the fastest growing counties in Texas. Over $27 billion in new capital investments have been slated in the petrochemical sector which has been the driver of the county’s economy since the 1940’s.
Not only is Brazoria County an economic destination, it’s a coastal county with over twenty-three miles of sandy beaches, and county full of deep roots in Texas history. Brazoria County is where “Texas Began” and was the first capital of the Republic of Texas. With plenty of fishing, bird watching, shell finding and wildlife preserves, Brazoria County is a fun place to live and work.
Brazoria County has abundant agriculture with cattle production and rice farming and is home to one of the largest county fairs in the state of Texas. The Brazoria County Fair runs this year from October 11-19, 2019. If you haven’t visited a Texas county fair, this is one to put at the top of your list.
Brazoria County Economy is Strong
Economic growth is abundant in Brazoria County. Billions of dollars are being poured into industry growth in the area. Port Freeport, in southern Brazoria County, is expanding and had over 900 deep draft vessel arrivals in 2018 and has a national economic impact of $149 billion annually. This is expected to increase even more over the next couple of years with the completion of the widening of the Panama Canal.
The City of Pearland continues to grow providing local amenities that have now become destinations for people throughout the Houston Metroplex. Pearland Town Center offers dining, shopping, and entertainment in a family-friendly environment.
What does this mean for the multifamily industry? Opportunity. The need for more quality apartments housing continues to rise. New apartment development is needed as well as upgrades of existing multifamily projects.
